Real Estate News on the Upper West Side

alec-baldwin271_central_park_westFrom starring in 30 Rock to hosting the Oscars to a late-night incident sending him to the hospital, actor Alec Baldwin has certainly been in the spotlight lately, which is probably why his every move has been reported in recent months.  The latest of the Baldwin news comes from his search for a new home as he plans to leave the Upper West Side’s luxury El Dorado (300 Central Park West, near 90th).  The New York Post reports that Baldwin’s search led him downtown, where he is considering a $14.95 million triplex penthouse at 54 Bond St., in NoHo’s old Bouwerie Lane Theatre.  He was also spotted checking out two apartments (both around 4,500 square feet and $7 million) the New Museum Building at 158 Mercer St. in SoHo, where Jon Bon Jovi bought a $24 million penthouse in 2007.

Another big name on the Upper West Side who is shaking things up is Agnes Nolan, the veteran luxury real estate broker who once ran brokerage Whitbred-Nolan.  The New York Post reports that she has listed her own slice of high-end New York real estate, a penthouse duplex at 271 Central Park West (near ) in which she has resided since 1964, for $13.9 million through Prudential Douglas Elliman’s Dolly Lenz.  The five-bedroom, five-and-a-half-bathroom home contains 4,000 square feet, a wraparound terrace and views of Central Park.

Finally, in commercial real estate news, the Real Deal released a report on asking retail rents by neighborhood, and the Upper West Side seems to veer from the trend on the list.  While most asking retail rents have dropped from the third to the fourth quarter of last year, the Upper West Side is one of only three neighborhoods with increasing rents, going up an average of 6% in the quarter.  Click here to view the full report.  Thanks to My Upper West tipster Daren E. for the info.
