“Unattainable” UWS Apartment: Renovated & Expanded Townhouse On West 71st For $15.9 Million

Wednesday, January 8th, 2014

Wrote a few posts last spring about the renovations and rooftop addition to the townhouse at 226 W. 71st (between Broadway & West End).

The building was purchased for about $5 million in April 2011 and I had assumed the owner planned to move in when the work was completed, but that’s not the case.

Looks like it was a fix-it-and-flip-it job, as the gut renovated and expanded home is on the market for $15,900,000.

For that price you get 7 BR/6 BA (plus 3 more half-BA) and multiple outdoor spaces (garden, two terraces, roof deck) spread out over nearly 10,000 square feet.

At roughly 16′ x 12′, the master bath alone is larger than some NYC living rooms (to say nothing of the 21′+ dressing room/closet that connects it to the master bedroom).

Also, there are apparently three sets of washer/dryers, which I suppose comes in handy if your kids like to fight about who gets to do the laundry.

The building has actually been listed for a while, but clearly the asking price hasn’t been met. Frankly, it’s a downright bargain compared to this place.

Here’s the listing detail:
